Step 1: Purchase the property that you plan to build your Lighthouse on.
The first step would be to determine where, with engineering help if necessary, the best location for your building site. Factors to consider would include, but are not limited to, soil stability conditions, slope, view, sun patterns, services (water, sewer/septic, hydro/alternative power accessibility), tree clearing, driveway construction, etc.
Make sure that you have sewer, septic, or alternative sewage treatment available to your site. Make sure that you have either municipal water or that you have a suitable well built (a perc test will determine this) or alternative water source. Make sure you have hydro or have planned for an alternative energy source to your building site. Lighthouses are not only readily adaptable to include solar panels, but they also have earthquake resistant building design.
The next step would be to obtain financing where needed to pay for your construction/purchase of the Lighthouse. Lighthouse Developments will assist you if you need help with submissions to your bank for appraisals and other pertinent documents.
Step 3: Process the necessary building permit/paperwork.
You should begin processing the building permit and all other important paperwork at the time you are purchasing your Lighthouse. We, at Lighthouse, will assist you with submissions to your local planning authority. Contact us prior to making your submission to your planning authority so that we can ensure that you have the appropriate documentation.
Step 4: Install driveway, excavation of site, and preparation for construction
Prepare your foundation – as with all home construction it is appropriate to obtain site technical information for your foundation contractor. Lighthouse engineers will provide specification information to your foundation contractor.
Step 5: Bring site services to foundation.
Step 6: Arrange transportation of your Lighthouse.
The staff at Lighthouse will assist with this step.
Step 7: Await notification that your lighthouse is ready for delivery.
Step 8: Arrange with the contractor the time to begin assembling the Lighthouse on your site.
We, at Lighthouse, will supply, free of charge, to your contractor, the number of hours of on-site technical assistance stipulated in the House Purchase Agreement during the assembly of the home to “lock-up.”
